This recognition was given in a report by Gallup-Healthways that examined the well-being of residents in communities across the country. Telephone polls were conducted by Gallup with 354,473 adults during 2015 and 2016. The pollees were given a scale of 0 to 100 to evaluated their sense of well-being. There were 5 key factors used to determine the overall Well-Being Index Score. These factors included PURPOSE, SOCIAL, FINANCIAL, COMMUNITY, and PHYSICAL. Communities were also ranked within each of these factors.


Anderson was found to be one of the country’s top communities for well-being. Its Well-Being Index Score was an impressive 63.2! The city ranked in the top 30 American cities for Purpose, Social, and Community. Congrats to Anderson for this amazing recognition!

Deciding to buy or sell your home is an exciting time! It means new beginnings and changes for you and your family! With those big changes, there is invariably some fear that plays into it. Both buyers and sellers experience fear when entering the market. There are so many things that seem out of your control. Great Schools Found in Seneca!

When searching for a community to settle down in, great local schools are often at the top of the list for families looking for their dream home. Educational Review and Ranking website Niche recently released their 2017 school grades and rankings for schools throughout South Caronlina and the nation. The schools in Seneca came out on top! Part of the School District of Oconee County, the public schools in Seneca are great for families. There are also excellent private schools in our community as well!

The three elementary schools in Seneca received high grades for 2017! Seneca students in kindergarten through 5th grade are educated at Blue Ridge Elementary School (995 South Oak Street), Keowee Elementary School (7051 Keowee School Road), and Northside Elementary School (710 North Townville Street). All three of these schools were recognized for their high academic standards and quality teaching staff. These schools also have lower student to teacher ratios than the national average.

 

 

The secondary schools in Seneca also came out at the top of their class for 2017! Seneca Middle School (810 West South 4th Street) was ranked #65 for all middle schools in South Carolina due. It received high grades for both academics and teachers. Seneca High School (100 Bobcat Ridge) was named #30 best public high schools the state. On top of this high ranking. It was named the #4 Niche Standout School in South Carolina in 2017, which recognized schools making difference in their community. It also came in at #26 for college readiness!

 

 

 

Not only are the public schools great in Seneca but there are also great options for families wanting to educate their students at a private institution. The Oconee Christian Academy (150 His Way Circle) was ranked as the #33 best private K-12 schools in South Carolina. The students at this school receive top college scores. There also is an incredible 7:1 student to teacher ratio, ensuring that all students receive personalized attention.

Applying for a Loan: What documents will I need?


Buying a home can be a complicated and scary process: however, with our expert advice and little advance preparation it can become the most exciting and rewarding purchase of your life! If you think you will be buying a home in the near future, start collecting the items from the list below that you already have. If you gather these items in an easy-to-find folder now, you will save yourself the time and frustration of trying to find them in a time crunch. Trust us, it will make things so much easier when the time comes to buy!

  • DRIVER'S LICENSE & SOCIAL SECURITY CARD
  • SALES CONTRACT: with original signatures, along with a copy of the earnest money check.
  • RESIDENCY: Complete address for each residence you've resided at during the past 24 months. For Renters: landlord information (name, address, phone number).
  • CURRENT LIABILITIES: Current balance and minimum monthly payments.
  • DIVORCED OR SEPARATED PERSONS: Complete divorce petition, signed, recorded final decree, and/or separation agreement.
  • VA LOANS: Copy of DD214's and certificate of eligibility
  •  INCOME: Past two years W-2 or 1099 forms, last 30 days pay stubs, self-employed- past 2 years complete tax returns, award letters for social security, award letters for retirement/pension incomes, court order for child support.
  • EMPLOYMENT: Names, addresses, and phone numbers of all employers for the past two years. Relocation: copy of employer's relocation agreement.
  • ASSETS: Two months' original bank statements (all pages) on all checking, savings, credit union, and investment accounts (including retirement).
  • RENTAL PROPERTIES: Copies of current leases and tax returns, copy of insurance, declaration page, copy of real estate tax bill, copy of mortgage statement if property is financed.
  • FOR REFINANCE LOANS: A copy of the warranty deed and any current mortgage and/or bill payoff information (copies of last statements). A copy of the current tax and home insurance expenses, along with a copy of the survey and owner's title insurance policy.

 

Top 10 Credit Do's & Don'ts During the Home Buying Process


  1. Don't apply for new credit. Every time that you have your credit pulled by a potential creditor or lender you can lost points from your credit score immediately.
  2. Don't pay off collections or "charge offs." If you want to pay off old accounts, do it through escrow, making sure that the debt is yours. Request a "letter of deletion" from the creditor.
  3. Don't close credit card accounts. If you close a credit card account, it may appear that your debt ratio has gone up. Closing a card will affect other factors in the score, including credit history.
  4. Don't max out or over charge credit card accounts. Try to keep your credit card balances below 30% of their limit during the loan process. If you pay down balances, do it across the board.
  5. Don't consolidate your debt. When you consolidate all of your debt onto one or two credit cards, it will appear that you are "maxed out" on that card and you will be penalized.
  6. Don't do anything that will cause a red flag to be raised by the scoring system. This includes adding new accounts, co-signing on a loan or changing your name or address with the bureaus.
  7. DO stay current on existing accounts. Like your mortgage and car payments, on 30-day late notice can cost you.
  8. DO continue to use your credit as normal. Red flags are raised easily with scoring system. If it appears that you are changing the pattern it will raise a red flag and your score could go down.
  9. DO call your loan officer. Your loan officer may be able to supply you with the resources you need to stop any derogatory reporting from the bureaus. Ask for details.
