Lake Keowee Poker Run!

LAKE KEOWEE POKER RUN

for the Seneca Rotary Club


     Make plans to attend the 2016 Seneca Rotary LAKE KEOWEE Poker Run on Saturday June 11th between 11AM- 5PM. Proceeds to benefit the Seneca Rotary Club charities and it only costs $20.00 per hand. Registration is at 11AM at the Lighthouse Restaurant Cabana Club. Prizes will be awarded after 5pm, winners to not need to be present for prizes.

A Buyers Market

Western Upstate MLS shows a current inventory of 3,286 properties currently listed for sale. With an average of 280 residential properties having sold per month during 2013, we have approximately 11.7 months worth of inventory. Seven months worth of inventory defines a buyers market... with 11.7 months of inventory, we are definitely in a buyer's market.

 

The current average listing per price throughout the Western Upstate MLS is $284,328, while the median listing price (price where most homes are listed) is $185,000. For those homes currently listed for sale, the average days on the market is 186.

 

The current average sold price throughout the Western Upstate MLS is $171,335, while the median sold price (price where most homes have sold) is $131,900. For those homes that have sold this year, the average days on market is 120. Further, the average price negotiation for homes sold this year is 6.3% off the listing price. The median price negotiation (negotiation that occurred in most homes) is 4.4% off the listing price.

From January 1 2012 till April 26, 2012 there was 31 Lake Front homes sold on Lake Keowee. The Median list price of $629,000 and the Median sold price $570,000. The average days on the market was 288 days. For the same Time this year January 1 2013 till April 26 2013 there were 27 Lake Front homes on Keowee sold. The Median List Price for 2013 homes is $589,000. The Median sold price for 2013 is $540,000. The average days on the market is 188.

     Currently today April, 26 2013 there are 8 Waterfront homes on Lake Keowee under Contract with the Median

List price of $974,000 dollars and the Average of 157 days on the Market.
