Reasons to Purchase Your New Home in February

by

It’s a new year and you are ready for a big change….a new home. The thought of moving in the cold winter months might have you wanting to hesitate on purchasing a new home until spring. But, why delay?! Recent research from Realtor.com has shown that it is a good idea for home buyers to purchase their home this February!

There are several reasons why it is wise to buy now.

(1) There are greater savings now. Compared to prices during the most popular homebuying months of July and August, home prices are on average 8.45 percent lower in January and February. Since home prices this upcoming spring are expected to be higher than in recent years, buyers should take advantage of savings now!

(2) There is less competition. Recent data shows a 47 percent increase in the number of home sales between January and June. This means that there are less buyers searching for homes in the early months and can help lead to savings for buyers since sellers might be more anxious to sell and willing to negotiate.

(3) Interest rates will rise. All predictions for 2017 show that interest rates will rise close to 5 percent. Buyers should purchase their home now to avoid the higher rates later in the year.

Top Fears When Buying Or Selling Your Home

by

Deciding to buy or sell your home is an exciting time! It means new beginnings and changes for you and your family! With those big changes, there is invariably some fear that plays into it. Both buyers and sellers experience fear when entering the market. There are so many things that seem out of your control. We have listed the major fears for home buyers and sellers to better understand how both sides of the market feel. The best way to combat these fears? Work with an Experienced Realtor!! We are here to help both buyers and sellers and make sure that the home buying and selling process is a breeze!

There are many unknowns when deciding to BUY a new home. You might have found your dream home but there are still things that you find yourself worrying about. The first thing that many buyers fear is Price. You want to make sure that you are buying the home for a fair price. A real estate agent can let you know what the home is worth to ensure that you are getting a good deal. You worry about Unknown Issues. The house looks great upon the showing and you are ready to sign. But what if there are issues that wil end up being costly once you purchase the home. Be sure to have a home inspection completed to avoid any nasty surprises! Also, try to be objective when looking at the home. It might seem perfect but try to see the house during multiple showings and honestly examine how the house will work for you and your family on a daily basis. The Neighborhood might not be what it seemed. One of the variables that you cannot control is the neighborhood. It is possible to get a good sense of what the area is like when you go for a showing but it is impossible to know everything about the neighbors upon a couple hour visit. Try to do your research on the neighborhood ahead of time to diminish this concern. The final fear many home buyers are facing are Interest Rates. These rates are currently changing at a moment's notice meaning that rates can go up before you are ready to buy. An experienced realtor can help you navigate all of your finance questions and concerns throughout the process.

On the other side of the market, there are many fears when you decide to SELL your home. Just like buyers, sellers are also worried about Price. A seller wants to make sure that they get the best price possible. Know What Your Home is Worth to help you determine an accurate price for your house and ensure that you will receive offers. It is impossible to know what the Market Response will be for your home. By working with an experienced realtor, they can help garner attention for your home through showings, list at a competitive price, and negotiate offers for you. Even when you have an offer, that does not mean that the fears go away for sellers. You could still face Buyer Issues. It is always a possibility that a buyer might have to back out of the deal due to personal or financial issues. In addition, a Home Inspection could unearth issues that either cost you more money to fix or cause a buyer to second guess the purchase. Working with a realtor can help you through these unexpected turns and continue your journey to finding a buyer for your home.

Having these fears when buying or selling in the real estate market are totally common. Regardless of whether you are being a Buying or Selling, our real estate team is here to help you diminish these fears and help you every step of the way. Give us a call today or visit Our Website at http://www.farrismccallrealestate.com/ so we can help take the fear out of the process!

How to Declutter Your Home in the New Year

by

The New Year is here! Many people decide that they want to get in better shape as a New Year’s resolution. But, why not put your home on a diet instead?! Over the years, our homes have added a lot of additional baggage and could use some trimming. Follow these great New Year’s Resolutions to get your Western Upstate South Carolina home in tip top shape for 2017.

We all accumulate a lot of things in our homes over the years. It can be difficult to go through and assess what we no longer need. This is important, however to declutter your home. To make the process easier, set a goal for the amount of items you want to remove from your house. Try the 27 fling boogie, which Suze Orman recommends in her book The Courage to Be Rich. Find 27 items that you no longer use or need and put them in a box. Once you have done so, donate the items to charity. Check out Oprah's list Where to Get Rid of Your Stuff to find places in South Carolina that accept all different kinds of donations. You can continue this process at different times throughout the year to remove clutter.

For items that you find in your home that cannot be donated, it is time to toss them. Order a Residential Bagster from Waste Management. This handy item works like a dumpster but is highly portable. All you need to do is fill it with the items you no longer need and schedule a pickup.

If your children have moved out or gone to college, they have likely left some clutter behind. You do not want to get rid of any items that they still might want but you should clean up their items to clear space in your home. Try to have them go through their things the next time they come for a visit. If it will be a while before this happens, take photos of all their items and send the photos to your children digitally. This allows them to see their items and assess what you can get rid of in their absence or put away in storage.

There are also simple steps you can take daily to remove clutter from your home. Mail is something that has the tendency to build up over time. Tackle this problem everyday when the mailman delivers your mail. Toss all junk mail immediately. Put bills and other important documents in a single place so you know where they are when you are ready to handle them. Once they have been taken care of, you can dispose of them properly.

For any items that you need to keep in your house but cannot figure out where to put them, try to think of creative, smart storage solutions. For example, we like THIS simple DIY project for excess books that do not fit on your book shelves. It turns your books into shelves themselves and adds a cool decorative touch to your home.

Wishing you a happy and prosperous New Year!
